Scope of Work:

  1. The work contemplated by the Contract Documents includes the Work of all trades required and all labor, equipment, materials and supervision necessary and incidental to the Work indicated. The following descriptions of the Work represent a brief summary of the Project. For additional and more complete information refer to the Project Manual and Drawings. The Drawings indicate and show limits of construction for this Project. The Drawings and Project Manual are complementary to each other and both shall be followed to complete the Work.

    The project scope consists of roof replacement at certain areas of the Harwich High School located in Harwich, MA. The general scope of the construction work is as follows.

    Base Bid Area(s)

    Remove existing roofing flashing, scuppers, skylight domes and insulation down to the surface of the cementitious wood fiber decking. Remove existing fascia and soffit metal cladding. Perform repairs to the structural roof decks. Install new interior roof drains and related piping. Route piping out of wall and down to grade. Repair related openings. Install new tapered insulation and crickets and wood blocking to the height of the new crickets. Install new membrane roofing and related metal flashings. Install new skylight domes.

    Alternate Area(s)

    Low slope areas: Remove existing PVC roofing and flashing and related metal flashings down to the surface of wood blocking or existing insulation. Repair roof decks as required. Replace damaged existing insulation. Install new cover board and related wood blocking. Install new adhered PVC roofing and related membrane and metal flashings complete with a manufacturer’s 20-year full system warranty.

    Steep Slope Areas: Remove existing shingle materials, underlayments metal flashings and cedar shingle drip edges down to the surface of the cementitious wood fiber decking. Remove existing gutters and downspouts and fascia and soffit metal cladding. Perform repairs to the structural roof decks. Install air barrier underlayment, vented nailboard insulation and associated wood blocking. Install water barrier, standard underlayments and eave venting accessories. Install new shingle roofing and related metal flashings.


    1. SECTION 02050 – DEMOLITION - Limited demolition work shall include, but is not limited to, the following:

      The complete removal and legal disposal of all PVC flashing membranes, sheet metal flashing, counter flashing, termination bars, fasteners, any deteriorated roofing insulation, any deteriorated wood or cementitious wood fiber deck, and any rooftop debris.

      The complete removal and legal disposal of all asphalt shingles.

      The following existing condition information has been compiled from a variety of sources. Actual conditions may vary. Contractor is required to verify existing conditions and dimensions prior to submitting his bid. The existing roof system compositions are as follows:

      • Steep Slope Areas - .One layer of asphalt shingles, organic felt underlayment and a cementitious wood fiber roof deck.

      • Low Slope Areas - .060” adhered PVC roof membrane (to be removed at), 1” foam roof insulation (to remain under Alternates) over a cementitious wood fiber roof deck.

      The complete removal and legal disposal of any deteriorated structural cementitious wood fiber decking, that may be required. The Contractor is to exercise caution when removing the existing roofing systems to ensure the integrity of the existing roof deck or insulation to remain. Any damage to the roof deck as a result of the roof removal process shall be properly repaired by the Contractor at no additional cost (quantities will not be included in the bid repair quantities). Any deteriorated roof deck as a result of previous moisture penetration, shall be properly repaired or replaced by the Contractor and only these quantities shall apply to the bid quantities.

      The Contractor shall use caution during roof removal and replacement operations. The Contractor is responsible for maintaining the roof in a watertight condition during the roof removal and replacement process. The Contractor is responsible for preventing any construction related material from entering the building and the roof drainage system(s) during the roof removal and replacement process.

    2. SECTION 03530 – CEMENTITIOUS WOOD FIBER DECK REPAIRS - The work of this Section consists of furnishing and installing random repairs to the existing cementitious wood fiber roof deck and related items as indicated on the Drawing and specified herein, required to complete the work. The Contractor shall include in the bid his price for random removal and repair of 500 square feet of deteriorated cementitious wood fiber roof deck for the base bid, 600 SF for Alternate 1, 700 SF for Alternate 2 and 700 SF for Alternate 3. Provide unit prices for changes in the Bid Quantities for the specified work listed in this section on the Form for General Bid.

    3. SECTION 06100 - ROUGH CARPENTRY - The work of this Section consists of furnishing and installing all rough carpentry and related items as indicated on the Drawings and specified herein, required to complete the work, including but not limited to the following:

      New wood blocking shall be installed in a uniform thickness to match the maximum height of insulation as required to accomplish the work as specified and detailed.

      New plywood shall be installed at vertical walls as an acceptable substrate for flashing materials, required to accomplish the work as specified and detailed.

    4. SECTION 07220 - INSULATION - The work of this Section consists of furnishing and installing all roofing insulation and related items as indicated on the Drawing and specified herein, required to complete the work. The roofing system type including the insulation type and thickness varies throughout the roof areas as follows:

      Base Bid: The new insulation shall be minimum R = 14 with a taper of 1/8” per foot. Crickets shall be installed at 1/4” per foot. All tapered insulation shall be covered with ˝” thick siliconized gypsum underlayment that shall be mechanically attached to the existing roof deck.

      Alternates: 3.5” thick, nailable, venting composite insulation. The nailable surface shall be 7/16” thick oriented strand board (OSB) supported by 1” thick blocking all factory applied to a 2” thick isocyanurate base insulation. The insulation shall be installed atop a polyethylene vapor retarder applied directly to the cementitious wood fiber roof deck. The composite insulation shall be mechanically attached to the cementitious wood fiber roof deck.

      The Contractor shall include in the Bid his price for random removal and replacement of deteriorated roofing insulation (replacement product to be polyisocyanurate insulation; height to match height of roof insulation removed). The Contractor shall include the following as the contract bid quantity: Zero square feet of for the base bid, 600 SF for Alternate 1, 700 SF for Alternate 2 and 700 SF for Alternate 3. Provide unit prices for changes in the Bid Quantities for the specified work listed in this section on the Form for General Bid.

    5. SECTION 07311 – ASPHALT SHINGLE ROOFING - The work of this Section consists of furnishing all asphalt shingle roofing and related items at specified areas as shown on the Drawings and specified herein required to complete the work. The work includes but is not limited to the following:

      Installation of new architectural, 30-year roof shingle system with 15 lb. non-perforated felt underlayment, ice and water barrier membrane and accessories.

      Installation of various roof accessories including but not limited to new continuous ridge venting, drip edge, step flashings, apron flashings, gutters and downspouts for a complete and thorough job. Reference plans and related specification sections.

    6. SECTION 07530 – PVC ROOFING AND FLASHING - The work of this Section consists of furnishing and installing all roofing and waterproofing related items as indicated on the Drawing and specified herein, required to complete the work.

      An adhered .060 inch reinforced PVC membrane roofing system is specified and detailed, complete with a manufacturer’s 20-year full system warranty. All flashings shall be installed permanently and concurrently with the roof membrane in order to maintain a watertight condition as the work progresses. Temporary flashings are not allowed.

      All materials shall be verified by Contractor to be proper for each intended use, and the entire work of this Section shall be done in such a manner that each installation will perform its intended purpose as applicable, in the finished work.

      The drawings indicate and show limits of construction for this project. The specifications specify material and work requirements for this project. Both are complementary to each other and both shall be followed to complete the work.

    7. SECTION 07600 - FLASHING AND SHEETMETAL - The work of this section consists of furnishing and installing all metal flashings, sheet metal and related items as indicated on the drawings and specified herein required to complete the work.

      Sheet metal flashing including, drip edge, step flashing, apron flashing, cap flashing, fascia, soffit, rake and return cladding, gutters, downspouts and accessories, and vent pipe flashing. Skylights shall be replaced.

      All materials shall be verified by Contractor to be proper for each intended use, and the entire work of this Section shall be done in such a manner that each installation will perform its intended purpose as applicable, in the finished work.

      The drawings indicate and show limits of construction for this project. The specifications specify material and work requirements for this project. Both are complementary to each other and both shall be followed to complete the work.

    8. SECTION 15100 - TEMPORARY MECHANICAL DISCONNECTS - The work of this Section consists of conducting all temporary mechanical disconnects of any rooftop or building mechanical equipment required to complete the roofing application according to the details and specifications. Contractor shall notify user of the facility and Owner a minimum 48 hours in advance of any disconnects. Paint all fan units.

    9. SECTION 16100 - TEMPORARY ELECTRICAL DISCONNECTS - The work of this Section consists of conducting all temporary electrical disconnects of any rooftop or building electrical equipment required to complete the roofing application and any rooftop HVAC unit modification work according to the details and specifications. Contractor shall notify Owner a minimum 48 hours in advance of any disconnects.

Bidders are advised to examine the work area before submitting a bid. Contractors may visit the facility during normal business hours and are required to check in at the office and access the roof areas by their own means.
