Scope of Work:

  1. The work contemplated by the Contract Documents includes the Work of all trades required and all labor, equipment, materials and supervision necessary and incidental to the Work indicated. The following descriptions of the Work represent a brief summary of the Project. For additional and more complete information refer to the Project Manual and Drawings. The Drawings indicate and show limits of construction for this Project. The Drawings and Project Manual are complementary to each other and both shall be followed to complete the Work.

    Bidders are to be DCAM certified in Roofing. Bidders are informed of the following:

    PROJECT SCOPE

    The project scope consists of complete roof replacement at the Wayland Public Library, Wayland, MA. The general scope of the construction work is as follows.

    Base Bid:

    The existing steep sloped clay tile roofing system shall be removed and replaced with a new clay tile roofing system complete with new copper flashings and shall include a manufacturer’s 75-year warranty. Repointing of the chimneys is included. Repairs to deteriorated and/or damaged roof decking are included.

    The existing low sloped ballasted EPDM roofing system shall be removed and replaced with a new adhered 60 mil PVC roofing system complete with new flashings, scuppers and downspouts, and shall include a manufacturer’s 20-year warranty. Repairs to deteriorated and/or damaged roof decking are also to be included.

    Alternate #1 Bid:

    Reinforce the existing broken trussed valley rafter. Reference technical specification section 05120 (structural steel) and drawings S-1 and S-2.

    ANTICIPATED PROJECT MILESTONE SCHEDULE

    Bidding Period - October 13, 2006 to October 27, 2006
    Pre-Bid Meeting - October 20, 2006 at 10:00 a.m.
    Construction Period - November 6, 2006 to June 30, 2007

    NOTE: A contract is expected to be promptly awarded to the lowest responsible and responsive bidder and the construction phase is expected to commence on or before November 6, 2006. It is expected that the low slope roofing replacement work shall be completed on or before December 1, 2006. It is expected that the roof truss repair work (alternate #1 bid) shall be completed on or before December 30, 2006. It is expected that the clay tile roofing replacement work shall be completed on or before June 30, 2007.

    1. SECTION 02050 – DEMOLITION - The work of this section consists of the demolition and legal disposal of materials to be removed at specified locations.

      Demolition work shall include, but is not limited to, the following:

      The complete removal and legal disposal of the existing roofing systems down to the existing roof decking as required to accomplish the work as specified and detailed.

      The Contractor shall use extreme caution during the roof removal and repair/replacement operations. The Contractor is responsible for maintaining the roofs in a watertight condition during the roof removal and replacement process. The Contractor is responsible for preventing any construction related material from entering the building and the roof drainage system(s) during the roof removal and repair/replacement process.

      The Contractor shall use extreme caution during roof removal and repair/replacement operations. Mechanical and electrical equipment such as lighting, electrical conduits, junction boxes, etc. may exist in the vicinity of or on the underside of the decking. Contractor shall take all necessary precautions so as not to cause any damages to such equipment. Any damages that interrupt service and/or require repairs shall be the responsibility of the Contractor at no additional cost to the Owner. Repairs shall be completed promptly.

      The complete removal and legal disposal of any deteriorated structural roof decking that may be required. The Contractor is to exercise extreme caution when removing the existing roofing systems to ensure the integrity of the existing roof decking. Any damage to the roof decking as a result of the roof removal process shall be properly repaired by the Contractor at no additional cost (quantities will not be included in the bid repair quantities). Any deteriorated roof deck as a result of previous moisture penetration, shall be properly repaired or replaced by the Contractor and only these quantities shall apply to the bid quantities.

      The following existing roofing system composition information has been compiled from a variety of sources. Plans and dimensions under which the Work is to be performed are derived from a variety of sources. The existing conditions are provided for information only. Actual conditions may vary. Contractor is required to verify existing roofing system composition, conditions, and dimensions prior to submitting his bid. No additional compensation or time extension will be made for dimensional errors or discoverable inaccuracies related to existing conditions in the contract documents.

      Sloped Clay Tile Roof Area – This entire roof area is to be replaced, therefore the entire existing roofing system, including clay tile shingles, sheet metal, flashing metal, roofing felts, gutters, downspouts and roof access hatch shall be completely removed down to the roof decking and legally disposed of.

      The existing roof system composition is as follows: Clay tile roof with copper flashings. Tile dimensions vary but the majority of tiles are: 12-3/4” long x 8-3/4” wide x 2-1/2” thick. Roof slope is approximately 5:12. Roofing felts exist below the clay tile roofing. The roof decking is wood.

      Flat Roof Areas – These entire roof areas are to be replaced, therefore the entire existing roofing system, including stone ballast, EPDM membrane, various thicknesses of extruded polystyrene, gypsum board thermal barrier, sheet metal, flashing metal, scuppers and downspouts shall be completely removed down to the roof decking and legally disposed of. The roof decking is steel.

    2. SECTION 04500 – MASONRY RESTORATION - The work of this Section consists of furnishing and installing all work associated with masonry restoration and repairs, as indicated on the Drawings and specified herein, required to complete the work. The work shall include the following:

      Repairs to deficient masonry conditions that exist. This work includes repointing of the chimneys above roofline and one wall location (10 SF), as shown on the drawings.

    3. SECTION 05120 – STRUCTURAL STEEL - Alternate #1 Bid Work: The work of this Section consists of furnishing and installing all materials and labor required to complete the Structural Steel work for the roof truss repair (reinforcement of the existing broken trussed valley rafter) as indicated on the Drawings (S-1 & S-2) and specified herein.

    4. SECTION 05315 – STEEL DECK REPAIRS - The work of this Section consists of furnishing and installing all steel roof decking repair products and related items as indicated on the Drawings and specified herein, required to complete the work. The Contractor shall also install side lap and/or end laps to all existing steel roof decking areas. The Contractor shall include in the Bid his price for random steel roof decking repairs as follows:

      Random removal and replacement of 100 square feet (SF) rusted or deteriorated steel roof decking; Random wire brushing and painting of 100 square feet (SF) of existing rusted steel roof decking; Random installation of 100 square feet (SF) of galvanized steel sheet over existing steel roof decking. Provide unit prices for changes in the bid quantities for the specified work listed in this section on the Form for General Bid.

    5. SECTION 06100 - ROUGH CARPENTRY - The work of this Section consists of furnishing and installing all rough carpentry and related items as indicated on the Drawings and specified herein, required to complete the work, including but not limited to wood roof decking repairs, wood blocking and plywood installation.

    6. SECTION 07220 - INSULATION - The work of this Section consists of furnishing and installing all roofing insulation and related items as indicated on the Drawing and specified herein, required completing the work. The roofing system type including the insulation type and thickness varies throughout the roof areas as follows:

      The new insulation shall be tapered 1/8” polyisocyanurate insulation at Low Slope Roof Areas A and D (minimum R=20) and uniform two layers of 2.0” thick polyisocyanurate insulation at Low Slope Roof Areas B and C, for use in an adhered .060 inch adhered PVC membrane roofing system, complete with a manufacturer’s 20-year full system warranty. Roof areas A through C shall also receive tapered (1/4” per foot) insulation crickets to divert water to the roof drainage system. The polyisocyanurate insulation shall be mechanically attached to the steel roof deck.

    7. SECTION 07321 – CLAY TILE ROOFING - The work of this section consists of clay tile roofing replacement work and shall include the following:

      New clay tile roofing system shall replicate and match the existing clay tile system pattern and configuration; and shall include new ice and water barrier underlayment (full coverage), new copper flashings and counterflashings, and new copper gutters and downspouts.

      Clay tile roofing shall be provided and installed to duplicate the existing historic roofing fabric and configurations. As a result, the roof materials shall only be Conosera in Santiago Rose as manufactured by Ludowici Tile Co. Significant manufacturer’s input is required for this project such as verification of the various tiles required, coursing layout, and other unique aspects. Installation shall only be performed by firms that are certified by Ludowici as having installed five similar roof systems.

    8. SECTION 07530 – PVC ROOFING AND FLASHING - The work of this Section consists of furnishing and installing all roofing and waterproofing related items as indicated on the Drawing and specified herein, required to complete the work.

      An adhered .060 inch reinforced PVC membrane roofing system is specified and detailed complete with a manufacturer’s 20-year full system warranty. All flashings shall be installed permanently and concurrently with the roof membrane in order to maintain a watertight condition as the work progresses. Temporary flashings are not allowed.

    9. SECTION 07600 - FLASHING AND SHEETMETAL - The work of this Section consists of furnishing and installing all metal flashings including but not limited to edge metal, reglet flashings, counterflashings, valley flashings, gutters and downspouts, chimney step flashing and apron flashing and related work required to complete the roofing application according to the details and specifications.

      Contractor shall reuse the existing copper scupper and downspout assemblies at the low slope roof areas. Contractor is responsible for providing all connections and alterations to ensure watertightness and to accommodate the new work.

      Contractor shall install new aluminum frame, single pane fixed storm windows over the existing wood clerestory windows overlooking roof areas B and C.

    10. SECTION 07900 - SEALANTS AND CAULKING - The work of this Section consists of furnishing and installing all exterior sealant and caulking materials required to complete the roofing replacement and repairs according to the details and specifications.

    11. SECTION 15100 - TEMPORARY MECHANICAL DISCONNECTS - The work of this Section consists of conducting all temporary mechanical disconnects of any rooftop or building mechanical equipment required to complete the roofing application according to the details and specifications. Contractor shall notify user of the facility and Owner a minimum 48 hours in advance of any disconnects.

    12. SECTION 16100 – TEMPORARY ELECTRICAL DISCONNECTS - The work of this Section consists of all temporary electrical disconnects of any rooftop or building electrical equipment required to complete the roofing application and any rooftop unit modification work according to the details and specifications. Contractor shall notify Owner a minimum 48 hours in advance of any disconnects.

Bidders are advised to examine the work area before submitting a bid. Contractors may visit the facility during normal business hours and are required to check in at the office and access the roof areas by their own means.
